H-E-B to Anchor Valley Ranch Commerce District with New $45 Million Store in New Caney
For thousands of families in New Caney, Porter, Splendora, Kingwood, Roman Forest and surrounding East Montgomery County communities, grocery shopping is about to become much more convenient.
Construction is planned to begin in January 2027 on a new 124,970-square-foot H-E-B grocery store, complete with a fuel station and car wash, at the southwest corner of Grand Parkway (SH 99) and Valley Ranch Boulevard in the rapidly expanding Valley Ranch Commerce District. The $45 million project represents another significant investment in one of Greater Houston's fastest-growing mixed-use developments and further reinforces Valley Ranch's position as a regional destination for shopping, dining, entertainment and everyday services.
According to state construction filings, the new HEB Valley Ranch (Corporate Store No. 830) is scheduled to break ground on Jan. 11, 2027, with construction expected to be completed by Oct. 27, 2027.
Why H-E-B Is More Than Just Another Grocery Store
For many Texans, an H-E-B isn't simply another grocery store—it's often one of the first businesses residents hope will follow new housing and commercial development.
Founded in 1905 when Florence Butt opened a small grocery store in Kerrville, H-E-B has grown into one of the nation's largest privately owned supermarket companies. Still headquartered in Texas, the company now operates more than 435 stores across Texas and Mexico while employing well over 160,000 Partners, as H-E-B refers to its employees.
The company has earned a reputation that extends well beyond groceries.
Known for fresh produce, extensive Texas-made products, scratch bakeries, in-store meal solutions and highly regarded private-label brands like Hill Country Fare, H-E-B Organics, Central Market, Mi Tienda, Texas Roots, and H-E-B Select Ingredients, the retailer consistently ranks among the country's most admired grocery chains for customer satisfaction.
H-E-B has also become known for responding quickly during hurricanes, floods and other disasters, often mobilizing emergency response teams, mobile kitchens, fuel supplies and truckloads of essential goods before many other retailers. Through initiatives such as the H-E-B Tournament of Champions, Excellence in Education Awards, food bank partnerships, hunger relief programs and countless local charitable efforts, the company has built a reputation for investing in the communities it serves—not just selling groceries within them.
Another Major Piece of Valley Ranch's Vision
The upcoming H-E-B will become part of the Valley Ranch Commerce District, one of several interconnected districts within The Signorelli Company's 1,400-acre master-planned Valley Ranch development.
The new H-E-B will serve as one of the anchor destinations within the 57-acre Valley Ranch Commerce District, a thoughtfully planned mixed-use district designed to bring shopping, dining, offices, hospitality and residential living together in one walkable environment.
The conceptual site plan shows the grocery store positioned along Valley Ranch Boulevard near the southwest corner of Grand Parkway (SH 99), with convenient access from the surrounding road network. Surrounding the H-E-B are plans for multiple commercial buildings, restaurants, office space and mixed-use development connected by internal streets, sidewalks and generous parking.
The eastern portion of the district is envisioned as a pedestrian-friendly neighborhood center, featuring landscaped gathering spaces, tree-lined streets and a mix of retail, restaurant and office buildings arranged around central plazas. The southern portion of the site includes several larger mixed-use buildings that could accommodate additional retail, residential or office uses, creating an environment where residents can shop, dine, work and access everyday services without leaving the development.
Located immediately south of Valley Ranch Town Center, the Commerce District will complement the area's existing retail while helping bridge the community's shopping, entertainment and future hospitality districts as Valley Ranch continues its long-term expansion.
Momentum Continues Across Valley Ranch
The H-E-B announcement arrives as Valley Ranch experiences one of its most active periods of expansion since development began.
The nearby Valley Ranch Town Center, which first welcomed tenants in 2016, is now 97% leased and attracts nearly 12 million visitors annually, making it one of Greater Houston's most-visited open-air shopping destinations, according to Placer.ai.
Recent additions include Wells Fargo, Starbucks, Qargo Coffee, Nick the Greek and Baskin-Robbins, joining more than 100 existing retailers and restaurants.
Meanwhile, construction continues on several additional districts that will further transform the area.
The upcoming Valley Ranch Marketplace, spanning 160 acres, is planned to include approximately 900,000 square feet of retail space. Within that development, The Village Green will serve as a 20-acre lifestyle destination featuring walkable streets, patio dining, cafés, boutique retail, fitness concepts and neighborhood gathering spaces centered around an adjacent public park. The first buildings are expected to be delivered during the fourth quarter of 2027.
Elsewhere, the Valley Ranch Entertainment District continues taking shape around a 210,000-square-foot convention center expected to open in late 2026. Once complete, the facility is projected to become the seventh-largest convention center in Texas, supporting future hospitality, entertainment and conference-related development. The district is also home to The Hill at Valley Ranch, an outdoor amphitheater that hosts concerts, festivals and community events, adding another entertainment attraction alongside the convention center.
Another major milestone came in April 2026 when construction began on the Azalea District, a wellness-focused mixed-use district planned to combine healthcare, specialty medical services, restaurants, hotels and residential development into a single integrated destination.
Together, these projects reflect The Signorelli Company's long-term vision of creating interconnected districts that encourage residents and visitors to live, work, shop, dine and recreate within a single master-planned community.
What the New H-E-B Means for Residents
For local families, the addition of H-E-B represents more than another grocery option.
As residential neighborhoods continue expanding throughout New Caney and eastern Montgomery County, the store will provide convenient access to groceries, pharmacy services, prepared meals, fuel and everyday essentials closer to home. It also strengthens Valley Ranch's growing collection of businesses designed to meet the needs of both longtime residents and newcomers moving into the area.
Combined with continued residential construction, expanding retail offerings and major public investments throughout Valley Ranch, the project reflects the area's ongoing transformation into one of Montgomery County's fastest-growing commercial and lifestyle destinations.
With construction expected to wrap up in late 2027, shoppers won't have to wait much longer before another iconic Texas retailer opens its doors in the heart of Valley Ranch.
